Before I became a property agent in 2015, I spent my career as a systems engineer — my days were spent with machines and servers, not people. It was reliable work, but I found myself missing real human interaction. Property was the shift I was looking for: every deal starts and ends with a conversation, a family's plans, a person's next chapter. I believe buying a property should be more than finding a beautiful home — it's about understanding the numbers, the location, the future potential, and how the property fits into your long-term plans.
I've spent over a decade in Singapore real estate since 2015, working with HDB upgraders, investors, and foreign buyers on decisions that matter — from a first HDB upgrade to a first investment property.
My approach combines market research with a practical understanding of what actually matters to homeowners and investors — not just the highlights reel.

Can foreigners buy a property in Singapore?
Foreigners can freely buy private condominium units and apartments in Singapore, but landed homes, and land in general, require approval from the Singapore Land Authority. Foreign buyers also pay a higher rate of Additional Buyer's Stamp Duty than Singapore Citizens and Permanent Residents. For more information, see Purchase Eligibility: What Can You Buy.
How much cash do I need to buy a condo?
Beyond your downpayment, a portion of the purchase price must be paid in cash and cannot be covered by CPF savings or bank loan proceeds, and you'll also need cash upfront for the option fee and stamp duties. Should I buy new launch or resale?
New launches offer newer fittings, progressive payment schedules and potential capital upside, while resale units let you move in sooner and are often better located. The right choice depends on your timeline, budget and goals. See Should You Buy a New Launch or Resale Condo.
How much can I borrow from the bank?
Your loan quantum depends on the property's Loan-to-Value limit, your Total Debt Servicing Ratio, outstanding loans, age and income. Most buyers can borrow up to 75% of the property's value, subject to these limits. For a detailed guide, see Financing Your Property Purchase.
What is ABSD?
ABSD, or Additional Buyer's Stamp Duty, is an extra tax on top of the standard Buyer's Stamp Duty, charged based on the buyer's residency status and the number of properties they already own. Should I sell my existing property before buying another?
Selling first avoids extra costs but means finding interim housing, while buying first secures your next home sooner but can mean carrying two properties. For private property, buying before selling also usually means paying Additional Buyer's Stamp Duty upfront, since almost no one qualifies for a refund.
